Q & A on the benefits of adding an extension

1. What are the benefits of extending and renovating a home- rather than rebuilding

There are great benefits in making the decision to extend and renovate. For some the main reason is purely emotional. The family holds a history of memories for many and demolishing may not be an option.  The heart will always rule.

Melbourne’s history is reflected in its homes and retaining the characteristics of classic period homes can only be retained by extending and renovating. This will provide the lifestyle but at the same time preserve a little bit of history. Being able to live in the family home during works will avoid the upheaval of moving and renting which could ultimately cost thousands of dollars. Time costs money and doing a knock down rebuild will usually take more time to complete than to extend and renovate.

Lastly, adding a well-designed extension can add value to your home. According to Realestate.com.au the June Median House price in Reservoir for a two bedroom home is $685,250.00 but if the home has four bedrooms the median price is $866,500.00

2. What do people need to think about when extending /renovating? I.e. the house’s character, street view, noise in the neighbourhood?

Extra space is the primary reason for extending. When we design an extension our Design Consultants take into consideration how the client will use the home, who lives there, what aspect is of value to them ie: keeping the garden for the children to play in. In this case we may recommend an upper floor extension. We also have to take council requirements into consideration to make sure the design will comply with planning setbacks. If the house is period it may have a heritage overlay which may place some restrictions on the design. Alternatively the client may want to add a more modern extension to delineate from the original house.

3. Are there any trends in the types of renovations/extensions people are doing? I.e. are the building upwards or outwards?

There are no specific trends that dictate whether we do a ground or upper it’s more about fulfilling the owner’s requirements. For example ground floor extensions have been popular in creating a more open plan kitchen dining and living area, often incorporating an alfresco with views to the garden. Retired couples may wish to keep all works at ground level to avoid stairs.

First floor additions are common with growing families where a more zoned living approach is required. Often the first floor will accommodate the children and master is kept downstairs.

4. How long does it take on average to renovate/extend a home?

Time frames will vary on the complexity of each project and work involved. As a rule of thumb, the average job to complete a house extension with Supa Group from the time we start construction on site to handover is approximately 5 months.

5. What should renovators expect while works are going on? i.e. dust and mess, perhaps not being able to use a bathroom etc.

Any works on site is disruptive, but the ability to minimise any inconveniences comes down to communication. A Building Supervisor is allocated to each project to ensure the comfort and safety of family through high practice of OH&S and coordinating all trades on site. By providing constant updates on upcoming works allows the family to plan ahead avoiding

frustrations. A functioning bathroom must be available and home owners are given plenty of notice for any disruption to their services.

So yes there will be dust and rubble, and if its winter make sure you have some extra blankets around. But keep in mind the finished product- your home extension will be fully insulated and much more energy efficient.
