"Skirting the easterly extreme of Port Phillip Bay Kingston Council represents a real mix of commercial and residential pursuits, with the Moorabbin Airport sitting right in the middle.
Along with the airport, much of the council’s development has occurred post World War 2 and prior to this much of the area was given over to agricultural pursuits and the market gardens that used to enjoy the sandy soils have given way to housing and industrial estates.
The suburbs within Kingston that hug the Nepean Highway comprise Moorabbin, Highett, Cheltenham, Mentone, Parkdale and Mordialloc. Further inland there is Oakleigh South, Heatherton, Clarinda, Clayton South, Dingley Village & Braeside.
These suburbs contain a mix of housing stock reflecting the area’s post WW2 development."
"Further south hugging the coastline are the suburbs of Aspendale, Chelsea, Chelsea Heights and Bonbeach. The adventure ends at Carrum. These suburbs speak to the 1970’s and 1980’s and are favoured by many young families who have moved to this area for the beachy environment and large blocks with solid homes with thin architraves painted Mission Brown built on them.

Fun Fact: The suburbs contained within the current City of Kingston had four racecourses. One of these was located at Aspendale, adjacent to the Nepean Highway and a short walk to the beach. This race course was developed in 1891 by a Mr Crooke, a good name to be involved in the racing industry! The race course was closed in 1931. As part of the development Mr Crooke built a platform for the train so that horses and punters alike could be transported to the course."

The amount you will have to pay for your building permit will be dependent on the overall cost of your home renovation. The council have a standard Building Application Fee of $123.70 with an additional levy of 1.28 cents per $1000 of the cost of construction work over $10,000, also payable. As our designers and builders will be working with you throughout the construction project, and we'll agree upon a fixed price and timeline upfront, there won't be any surprises.
By law in the State of Victoria, you must have a permit before any building work begins on your home. The Victorian Building Authority outlines all requirements and exemption details.
Kingston City Council building permit guidelines state that permits are required for any external work - ground floor extensions, verandas or second storeys; internal work such as windows or walls to be altered; any new building and the construction of a swimming pool or spa; and associated safety barriers.
If you plan on a home extension, you may also need a planning permit if it exceeds the size and density limits in the relevant planning zone. Our experienced professionals are well versed in all Kingston City Council rules and regulations. We can advise you on the best course of action, organise all appropriate documentation and act on your behalf.
Some of our clients like to call upon their local contractors for some aspects of the project. We are happy to collaborate with our client’s tradespeople so long as they meet all Occupational Health and Safety and insurance requirements. They also need to be available when necessary so that the progress of your construction stays on track.
As Supa Group is a one-stop shop and offers a comprehensive service, we have all the trades necessary to complete your renovation project. One of the many benefits of using our professional team is that we have dedicated trades to assist us in building projects to the highest standard within the set timeframe.
This is dependent on individual circumstances and can be discussed with our building team. Most of our clients choose to stay in their homes during the entire construction process. Although some decide to move out for a short period, only a few move out for the whole project.
If you decide to remain in your home during the renovations, our master builders will work closely with you to schedule their building works to ensure bathroom and kitchen access. As your safety during this time is paramount, we also thoroughly brief you on our Occupational Health and Safety requirements.
