Professional small builder/renovator
With an abundance of character filled features, this beautiful double fronted free-standing Victorian was extended without sacrificing its history.
From the wide curved iron porch roof with its romanticiron lacework to the vivid geometric encaustic tiles, this charming Ascot Vale home had a welcoming street appeal.
Ground and second storey extension. New kitchen living, bathroom and laundry and upper with master suite and study.
Whilst the clients loved their period home, the current floorplan did not afford them the modern-day comfort they craved. Preserving and keeping the integrity of the homes character and originalar chitectural details was paramount. The home had previously been extended back in the 90’s but the floorplan did not meet the current needs of this professional family.
Starting with a clean slate, the old extension andd ecking area was demolished, keeping the original four rooms of the home untouched. To achieve the space the clients wanted without encroaching on their garden; a ground extension with an extension above was designed.
The expansive ground floor extension comprised of a new open plan kitchen, dining and living area; main bathroom and an inconspicuous European laundry hidden behind closed doors beneath the stairwell.The smart new floorplan and layout allowed for natural flow between existing and new spaces without having to modify or compromise any part of the original home.
With several large vertical timber windows adorning the north facing wall, the open area was airy and light filled. The stylish kitchenarea was perfectly sized, a contemporary design with a touch of Frenchprovincial boasting a commercial grade cooktop, plenty of storage and even afull sized dual zoned wine fridge for the wine lovers.
For more informal entertaining, clients could open upthe French doors leading onto a decked area which overlooked the landscaped garden and fishpond.
